The buildings
A town centre, a suburb and a river
The town centre has older, tighter buildings — flats above shops, converted commercial premises and some genuinely historic fabric. Beyond it, Kingston is largely interwar and post-war suburban housing: hipped tiled roofs, side access, garages, and the same aging felt-and-nails story as the rest of outer London.
The riverside adds something specific. Properties close to the Thames sit in a damper microclimate with more tree cover and more algae growth, so roofs there hold moss longer, gutters fill faster, and north-facing slopes stay green through the winter. It is a maintenance difference rather than a structural one, but it is a real one. Whichever part of Kingston you are in, the scale of the job is up to the roof rather than the postcode. A single repair, a gutter clear or a full replacement all get the same inspection and the same written quotation.
- Hipped suburban roofs re-covered
- Town centre and commercial flat roofs
- Moss and drainage managed on damp sites
- Rainwater goods renewed alongside
What goes wrong here
What we find across KT1 and KT2
A mix of the standard suburban failures and some that are specific to a damp, wooded, riverside setting.
Heavy moss growth
Shaded and riverside roofs holding moss year-round, keeping tiles wet and filling gutters and valleys.
Overwhelmed gutters
Rainwater goods filling faster than average under heavy tree cover, then overflowing into the wall.
Perished felt
Interwar roofs where the original underfelt has failed and the tiles are doing all the work alone.
Hip and ridge mortar
Washed-out bedding on hips and ridges, allowing tiles to slip and water to track beneath.
Town centre flat roofs
Small, crowded flat roofs above shops and offices, penetrated by plant and repeatedly overlaid.
Garage and porch coverings
Attached garage and porch roofs, generally the oldest covering on a suburban property.
Working in Kingston
Suburban ease, town centre constraints
Which of those you get depends almost entirely on where in Kingston the property sits.
- Driveways and side access on most suburban properties
- Controlled parking and loading restrictions in the town centre
- Pedestrianised streets limiting vehicle access to some premises
- Conservation area designations around parts of the older town and riverside
- Heavy tree cover requiring more frequent gutter clearing
- Occupied commercial units below town centre roofs
- Flood-zone properties where ground conditions affect access
On a shaded or riverside property, clearing the moss and the gutters at the same time as any roof work is usually worth doing — otherwise the drainage is straight back where it started.

Customer reviews
What our customers actually say
Every review below was left by a real customer on one of our public profiles. Nothing has been edited.
My roof had various areas needing repair and adjustments to fascia, guttering and gable end to avoid future leaks. I found Patrick and his team to be capable, professional and knowledgeable. Always easy to reach by phone, message and email, they turned up when they said they would and finished the job to my satisfaction. I would recommend them to anyone looking for a good job.
Excellent experience with Patrick and his team from Invigorate Roofing. Patrick arrived on time, identified all the issues, offered a very fair and reasonable price, and completed the job quickly and professionally. His workmanship was great, and everything was done without delays. His team was polite, respectful, and very friendly throughout the whole process. I highly recommend them for any roofing work or repairs.
Patrick was very helpful indeed — he diagnosed the issue we have had with a persistently leaking roof and suggested the solution. He was really good at explaining what the issue was likely to be, and when he and his team opened up the tiling, he was able to fix it. Professional, good with communication, completed the work in one day and went back to check it had all settled in. Would highly recommend him.
The team at Invigorate Roofing did an incredible job. The price was great, the work they did was to a high standard, and they tidied up before they left — incredibly professional all round.
Patrick and his team at Invigorate Roofing were fantastic! They worked on our property over two full days repairing multiple leaks. Their professionalism from start to finish was 1st class with regular updates and images through keeping us in the loop. I would highly recommend Invigorate Roofing! Five stars!
Out of 3 quotes, Invigorate was by far the most competitive and the most transparent. Patrick carried out the job swiftly and thoroughly (and spotlessly). I would thoroughly recommend using Patrick.

Kingston FAQs
Roofing in Kingston, answered
Questions we get asked about working on KT1, KT2 properties. If yours is not here, just ask.
My roof is covered in moss. Does it need cleaning or replacing?
Cleaning, in most cases. Moss holds water against the tiles and blocks the drainage, but it does not on its own mean the roof is failing. What matters is doing it with a method that suits the covering — high pressure on concrete tiles strips their surface and shortens their life.
How often should gutters be cleared on a tree-shaded property?
Twice a year rather than once. Under heavy tree cover, particularly close to the river, a single autumn clear is often not enough to get through to spring without a blockage.
Do you work in the pedestrianised parts of the town centre?
Yes, though access needs arranging in advance — usually a loading window or a permit, and sometimes an out-of-hours start. We sort that as part of the job rather than leaving it to you.
Is Kingston within your normal working area?
Yes. It is at the further edge of our patch from Hampstead but well within it, and we work there regularly.
